Plans for 400 new homes in a west Suffolk town have been given the go-ahead.

Vistry Group and Clarion Housing Association have been given the seal of approval to deliver the hundreds of new builds at King James' Park in Newmarket.

Under Vistry’s Partnerships model, the first affordable homes will be scheduled for delivery in spring 2026.

The homes, with between one and five bedrooms, will be sold on the open market under Vistry’s Bovis Homes and Linden Homes brands and are set to launch in Autumn 2025.

The wider site will include a multi-use games area, neighbourhood play area, open space, foul and surface water infrastructure and two accesses onto the A142.

King James' Park is located around 1.6km south of Newmarket town centre.

Work is anticipated to start in early 2025 and will be completed by December 2029.

Verity MacMahon, managing director at Vistry Central Home Counties, said: “We are delighted to have secured planning permission for the delivery of 400 high-quality new homes in Newmarket, enabling us to provide a diverse mix of both affordable and private homes that are much needed in the local area.
