Units at a former Suffolk factory site that caught fire earlier this year have appeared on Rightmove.

Savills Ipswich is marketing the opportunity to secure new build units at the former Delphi site in Alexandra Road, Sudbury. 

The listing states the industrial/warehouse units would be of 750 to 300,000 ft² and are available on a pre-let/sale basis. 

It states the planned units are part of a "comprehensive redevelopment of the Former Delphi Technologies facility", which is currently empty.

It is expected that new units would cover a range of uses and there would be flexibility in terms of detached, semi-detached and terraced options. 

The listing reads: "Our marketing is likely to inform a planning application for a comprehensive redevelopment of the site which will determine the layout and positioning of individual units.

"Therefore taking into account the time to secure planning, complete legals, we would envisage the units can be delivered within 24-36 months." 

Interested parties are asked to contact the marketing agent for information on the pricing.

A spokesperson for Babergh District Council said: "We are acutely aware of the significance of this site to the community, and like everyone, want to see its future resolved as soon as possible.

"While the council does not own the site, we are working with all parties to ensure it once again plays a major role in the working life of Sudbury.

"We have worked hard to progress discussions with the owner, advising about potential solutions and next steps. We have also emphasised how important it is that he continues to engage with the community.

"As a result, a six-month marketing campaign through Savills is now underway to generate interest from potential new commercial tenants for the site – either as a whole or in part."

South Suffolk MP James Cartlidge said: "When I asked my constituents on social media what they wanted from any Delphi site redevelopment the most popular ask was more leisure facilities, and therefore some form of mixed use from a planning point of view.

"With the Government imposing a huge increase in our housing target, it would be more necessary than previously for Delphi to contribute to our provision of new homes, especially as the previous owner missed the chance to keep skilled motor industry jobs on site.

"That said, I agree with my constituents that we want to preserve the legacy social club and dance floor, offering leisure and employment for the town in a mixed site.

"Of course, the best scenario would be a new industrial occupant offering skilled manufacturing jobs as before, but we may need to be flexible, and it will be interesting to see how the marketing progresses.

"It’s certainly a crucial part of Sudbury’s heritage and history, and I hope that this is a step forward to a better future," he added.

This comes just months after the former factory caught alight, causing widespread damage.

Fire crews from across Suffolk and Essex were called to the blaze at about 5.10pm on Tuesday, May 28.

A 14-year-old boy was charged in connection with the fire and bailed to appear at Ipswich Youth Court on October 3. 

Delphi Diesel Systems closed in mid-2020 with hundreds of job losses when the American-owned conglomerate behind the site decided to move the manufacturing operation - which made diesel fuel injectors and filters for commercial vehicles - to Romania in eastern Europe.

The site has been empty since the closure and, following the fire, many community leaders have called for it to be restored to protect it.

During a meeting on August 6, Sudbury Town Council created a six-member Delphi Working Group where they will meet to discuss the site. 

After the news the units had been listed on Rightmove, Sudbury mayor Alison Owen said: "I welcome news that the site may finally be developed for industrial use. If successful this would bring vital jobs and boost the local economy. 

"We now need to know the details behind this announcement. Can we be assured this will deliver long term and sustainable development?

"It's vital that the people of the local community are now properly consulted and have a real say going forward.

"I am chairing a fact finding meeting later today between the Delphi Group on Sudbury Town Council and the owner's representative," she added.
