The sale of a former military site could pave the way for 70 new homes.

The former Cavalry Barracks, in Butt Road in Colchester, has been put on the market.

The site in the north Essex city comprises of nine buildings and lies within a former new build development built in 2012.

Planning permission has already been approved for the conversion of the buildings to provide 70 homes and two commercial units.

According to Savills, which is marketing the land, the new scheme could potentially include a mix of one and two-bedroom apartments, two and three-bedroom bungalows and three and four-bedroom houses.

Rebecca Kirwan, associate director in the development team at Savills in Essex, said the site was in a key position and they were expecting strong interest.

“This is an important site in a prime location, close to the city centre and with good access to the railway stations and A12,” she said.

“The potential sale and subsequent redevelopment represents an exciting opportunity to deliver sustainable growth in the shape of high quality residential use, significantly contributing to the supply of much-needed new homes in the local area.

“Appetite for development land in the East of England has proved resilient and there has been an uptick in both national and regional housebuilders seeking opportunities across a range of sites.

“We are expecting strong interest and preference will be given to parties who can clearly demonstrate they have undertaken a full analysis of the site and understood all of the obligations to be placed upon them.”
