The 113-acre area of marshland off Bridge Road in Snape lies close to the world-famous music venue at Snape Maltings.

The land - which has a freehold guide price of £900k - lies on the edge of the River Alde and can be reached from the B1069 an Snape to the north and from Tunstall Road to the south.

It lies within a highly-prized Suffolk beauty spot.

As well as being within the Suffolk Coast and Heaths National Landscape (previously Area of Outstanding Natural Beauty), it is also part of the Alde-Ore Estuary RAMSAR site, Site of Special Scientific Interest (SSSI) area, Special Protection Area (SPA) and the Alde, Ore and Butley Estuaries Special Area of Conservation (SAC). 

An area of upland grass adjacent to Snape Maltings extends to just over six acres and provides a convenient area from which to park and access the marshland, say agents Savills.

William Hargreaves, who leads the rural agency team for Savills in the East of England and is based in the firm’s Suffolk office, said land - which is being sold by a private landowner - provided an idyllic retreat.
