A developer has submitted plans for a new 51,000 sq ft industrial warehouse which it said will create nearly 100 jobs in a west Suffolk town.

Newmarket could see a £11.5million investment as developer Chancerygate's plans have been submitted to build an industrial warehouse and research and development space at the former manufacturing facilities at Exning Road.

The proposed scheme, called Nucleus, will replace the former facilities with an environmentally friendly modern estate fitted with electric vehicle charging points, solar panels enhanced roof lighting and high-performance building materials.

The grade-A facility will comprise of 10 units ranging from 3,595 sq ft to 6,685 sq ft, available to the public on a freehold and leasehold basis.

A total of 98 car parking spaces have also been proposed, including ten disabled spaces, as well as 40 cycle stands and six motorcycle spaces.

The developer says it is excited about the location, just two miles south of the A14 with easy access to East Anglian coast and the motorway network closer inland.

Senior development director of the project, George Dickens, said: “We are very pleased to have submitted our detailed planning application.

“There is strong demand for high-quality, sustainable industrial and warehouse accommodation in strategic locations and in close proximity to key infrastructure which also allows research and development uses.

“Our proposal will provide this alongside much-needed employment opportunities to Newmarket and the surrounding area. We look forward to working with West Suffolk District Council and consultees to progress our planning application.”
