A much-loved east Suffolk pub with that has its own campsite has come on the market.
The Sweffling White Horse near Saxmundham is up for sale with a £895,000 price tag.
Marie Smith and her business partner Mark Sealey had run the pub for the past 14 years after they purchased the derelict boozer and its overgrown beer garden.
Since taking over the pub, they have created a thriving village business recognised by industry body the Campaign for Real Ale (CAMRA).
In 2015, the Sweffling White Horse was named Rural Pub of the Year at the CAMRA awards, an award it has taken home five times, along with East Anglian pub of the year on one occasion as well.
Paul Hubbard Commercial, which is marketing the property, has described the chance to run the pub as a "once in a lifetime opportunity" as Marie and Mark are retiring.
Both the pub and campsite are being sold together, having originally been bought in 2008 with the aim of creating an ecologically-friendly business.
As a result, in 2022/23, the cost of energy for the entire site was just £4586. This covered running the pub, the private owners' accommodation, two residential flats, a holiday cottage and the entire campsite.
The business is situated in one acre of land and comes with the camp site included.
The campsite is perfect for family getaways with options of tenting or a more relaxing stay in one of the seven accommodation offerings including two yurts, a bell tent, a gypsy caravan, a shepherd's hut and a roundhouse.
