Plans have been submitted to turn a seafront B&B into a house of multiple occupation.

East Suffolk Council has received a planning application from Fina Group Ltd on behalf its client for the former Norfolk Guest House in Holland Road in Felixstowe.

The proposed plans look to transform the former guest house into a house of multiple occupancy for young professionals. 

"Whilst there is a need in Felixstowe for accommodation for elderly residents the local plans make a point that there is also a need for suitable accommodation for a younger generation who wish to continue to work in the local area," the document said.

"Younger residents are more likely to want high-quality one-bedroom living spaces, with their own private ensuites, in the centre of town, close to employment opportunities, restaurants, pubs and public transport.

"They are often more conscious about climate change and sustainable approaches to living, meaning they are less likely to use a car and would opt for sustainable transport modes such as a bus or bike."

The plans will transform the current bed and breakfast into 14 ensuite single-occupancy bedrooms with access to shared kitchens and dining rooms on the ground and second floors.

The proposed HMO is situated close to a bus stop and supermarket, with the train station a short walk away. 

It is also right on the seafront and close to the pier, which is ideal for employment opportunities.

The Norfolk Guest House is registered as "permanently closed" on Google, but the application states that "the guest house is currently providing residential accommodation in the form of long-term guest house lets to the local area". 

"If planning is granted for change of use into an HMO," reads the application, "then the dwelling will be able to provide a better quality of accommodation for local residents."
