The owner of a Felixstowe seafront food and shopping hotspot has quashed rumours that businesses are being forced out by high rents following a couple of recent closures.
The Beach Street development in the seaside town lost restaurant The View Smokehouse and Vietnamese food outlet The Viet Street Food Company within days of each other at the end of November.
The closures sparked speculation on social media that the owners of the businesses could not afford the rent.

But Charles Manning, who runs Beach Street as well as Manning's Amusements, said the owners of The View Smokehouse had left for personal reasons and had been planning to move on since the middle of the summer.
Meanwhile, The Viet Street Food Company decided not to renew its lease.
Mr Manning also highlighted the arrival of two new food retailers to the Micklegate Road venue – Big Bro Bao and Say Cheese.

He said Big Bro Bao would be specialising in bao buns – which are closely related to the dumpling – and bubble tea, as well as a breakfast menu and specials.
Say Cheese will be located in the former Patty Macs unit and will be serving macaroni and cheese dishes, along with other cheese platters.
He is also hoping to secure the arrival of a new 'pan-Asian' food outlet to replace the Viet Street Food Company.

Mr Manning added: "I don't want to say too much about why the two businesses have left as we haven't been given much information regarding that ourselves.
"But it is all on good terms and we wish them the best in their next ventures.
"It is exciting times as we have some great new tenants and delicious new menus and this is the whole ethos and vision for Beach Street, in having regular changes and updates to keep it interesting, quirky and innovative."
