Work has started on a new development consisting of 265 homes in Eye.
Castleton Grange, which will be built on land off Castleton Way in the north Suffolk market town, will deliver the first phase of the new housing.
A total of 138 units will provide a range of two to five bedroom homes, with the development featuring a mix of rented, shared ownership and discounted market value properties, according to developer Persimmon Homes.
The housebuilding firm also said that the scheme will bring £2.5million in community benefits, including contributions to education, libraries, employment and biodiversity and projects.
"Extensive" open space and additional car parking at the nearby Hartismere School in Castleton Way will also be provided, Persimmon Homes said.
Ian Hamilton, managing director for Persimmon Homes Suffolk, said: “This is a hugely exciting development to begin work on.
"Our planning approval includes a significant proportion of housing association partner homes as well as £2.5million worth of community benefits, delivered through our Section 106 agreement with Mid Suffolk District Council.
“Construction beginning on site will enable us to deliver a range of properties which will suit a wide variety of local buyers.
